2027 I-Codes Finalized
Flood-resistance and off-site construction provisions are among the major changes ahead.
The 2027 International Codes are finalized, bringing changes that could affect residential design, construction and future code adoption discussions.
NAHB reports securing its preferred outcome on 85% of proposals affecting the residential construction industry. Key wins include approval of uniform construction and inspection standards for modular homes and buildings, provisions allowing structurally evaluated salvaged lumber, and the rejection of several more stringent wildfire-related requirements.
Several proposals opposed by NAHB were approved, including:
- Expanding flood-resistant design requirements to the 500-year floodplain and flood elevation.
- Requiring natural light in certain multifamily living, dining and sleeping rooms measuring 70 square feet or more.
- Expanding the International Fire Code’s scope to cover energy storage systems installed in dwellings governed by the International Residential Code.
The International Building Code, International Fire Code and International Wildland-Urban Interface Code are anticipated in September 2026. The International Residential Code is expected in February 2027.
NAHB plans to provide members with a 2027 I-Codes Adoption Toolkit featuring significant changes, cost analyses and recommended amendments for use during state and local adoption processes.
